Who needs a DBPR license
Florida regulates vacation rentals as public lodging. A property rented to guests more than three times in a calendar year for periods of less than 30 days, or advertised to the public that way, generally needs a vacation rental license from DBPR's Division of Hotels and Restaurants. That covers most whole-home and whole-condo listings on Airbnb and VRBO.
License types
DBPR issues separate vacation rental license types for condominium units and for houses and other dwellings. Owners with several units may be able to license them together rather than one at a time. The right type depends on how the property is classified, so confirm it before you apply.
What you need before you apply
- The property address and legal owner details, matching the deed
- A Florida sales tax certificate number from the Department of Revenue
- Payment for the license fee, which depends on the license type and number of units
Because the application asks for your sales tax number, most owners register with the Department of Revenue first.

After you are licensed
